The Caldwell Residence on Mercer Avenue

The Caldwell family established their residence on Mercer Avenue in 1928 after Harold Caldwell purchased the property following his growth in the regional insurance industry. Three generations lived there, including Harold, his wife Evelyn, their children, and Harold’s father, who remained part of the household until his death. The family income came from insurance policies, commercial property investments, and financial services.

City records describe the home as a carefully maintained Tudor Revival residence with active use of the study, dining room, and upper bedrooms during the years when the Caldwell business remained successful.

The first warning sign appeared in 1937 when Caldwell Insurance recorded delayed premium payments and a decline in commercial clients. After the economic effects of the late 1930s reduced income, Harold dismissed office employees, closed several guest rooms, and postponed repairs to the copper roof, chimney, and decorative stone panels. Following Harold’s illness in 1940, management of the company became difficult. By 1942, unpaid business loans, property taxes, and legal costs forced the Caldwell family to leave Mercer Avenue and move into a smaller apartment while creditors reviewed the property.

The Caldwell Residence was abandoned in 1943 after foreclosure followed years of insurance business decline, unpaid debts, and increasing property costs. No restoration occurred, and no Caldwell descendants returned after leaving Mercer Avenue. Municipal records noted unsuccessful ownership transfers and continued deterioration of the vacant residence. The interior rooms remained closed, preserving household furnishings, insurance documents, and personal records left behind. Over the decades, moisture damage, weather exposure, and structural wear affected the brick walls, copper roof, and decorative features. The Tudor Revival and Art Deco residence remains empty on the urban block, slowly deteriorating without restoration or confirmed future use.
